Consistent Procedures for Prospective Buyers

Expert Homes NY applies these pre-service procedures uniformly to prospective buyers working with agents or brokers at the company.

The procedures address identification, buyer representation agreements and mortgage pre-approval. They describe what Expert Homes NY itself requires; a seller, listing agent, building, property owner or other third party may impose additional requirements in a particular transaction or showing.

What Prospective Buyers Should Know

These are the three prerequisites addressed in Expert Homes NY’s published Standard Operating Procedures.

01 Identification
Prospective Buyer Identification

Identification Is Not Required by Expert Homes NY to Begin Working With an Agent

Expert Homes NY does not require a prospective buyer to provide identification simply to work with one of its agents. Identification may still be requested in circumstances controlled by another party, such as building security, a homeowner, a listing agent, an open house or a showing.

02 Representation
Buyer Representation Agreement

An Exclusive Buyer Representation Agreement Is Not Required to Begin Working Together

Expert Homes NY does not require prospective buyers to sign an exclusive buyer representation agreement before working with an agent. A buyer and an Expert Homes NY agent may, however, mutually choose to use an exclusive buyer representation agreement.

03 Financing
Evidence of Mortgage Pre-Approval

Mortgage Pre-Approval Is Not Mandated by Expert Homes NY Before Services Begin

Expert Homes NY does not require prospective buyers to provide confirmation of mortgage or loan pre-approval simply to begin working with an agent. A seller, listing agent or another third party may still require proof of pre-approval before a showing, open house or consideration of an offer.

Important Distinction

A Third Party May Still Set Requirements

These Standard Operating Procedures describe Expert Homes NY’s own prerequisites for prospective buyers. They do not prevent a seller, listing agent, building, homeowner or another third party from imposing a lawful requirement connected with access to a property or a particular transaction.

For example, identification may be required for building access, and proof of financing may be requested before certain showings or before a seller considers an offer.
